Smoke alarm legislation in Australia
Every Australian state and territory has legislation governing smoke alarms in residential properties, and the requirements have been strengthened progressively over the past decade. Queensland's legislation, introduced progressively from 2017 and fully applied to all dwellings from 2027, is currently the most prescriptive. It requires interconnected photoelectric smoke alarms on every level of a dwelling, in every bedroom and in hallways connecting bedrooms to the rest of the house. Battery-only alarms are required to use a 10-year lithium battery. Hardwired alarms must have a battery backup. New homes and substantially renovated dwellings must meet the full requirements immediately.
New South Wales, Victoria, South Australia and Western Australia have similar but not identical requirements. In all jurisdictions, new and substantially renovated dwellings must have hardwired, interconnected smoke alarms installed by a licensed electrician. Properties being sold or leased attract additional compliance obligations. Photoelectric versus ionisation alarms

- Ionisation alarms respond faster to fast-flaming fires but are significantly slower to detect smouldering fires, which account for the majority of fatal house fires
- Australian fire authorities and the relevant legislation now universally recommend photoelectric alarms for residential use
- Interconnected alarms trigger all units in the dwelling when any one detects smoke, giving occupants in distant rooms the same early warning
- Hardwired interconnected alarms with battery backup provide the most reliable protection and are required for new and renovated dwellings
Commercial and strata fire detection
For commercial buildings, strata complexes and multi-occupancy residential properties, the requirements extend to full addressable fire detection systems governed by AS 1670.1 and AS 3786. These systems use a central fire indicator panel to monitor individual detection zones, identify the location of an alarm within the building, trigger audible and visual warning devices and, in many installations, transmit an alert to a monitoring centre. We design and install systems appropriate to the size and occupancy classification of the building, working with building certifiers and fire safety engineers where required.
Maintenance and annual testing
Installing a smoke alarm system is only the beginning. Australian standards and most state legislation require annual testing of smoke alarms, and manufacturers recommend cleaning detector heads to remove dust and insects that can cause nuisance alarms or reduce sensitivity. Hardwired alarms should be tested by pressing the test button monthly and professionally serviced annually. Battery alarms should have batteries replaced at the interval specified by the manufacturer, or when the unit chirps to signal a low battery. The 10-year sealed lithium batteries used in compliant battery alarms eliminate the risk of someone removing a battery to stop nuisance alarms and forgetting to replace it.
