Whole buildings, looked after

Strata properties and managed buildings carry a unique set of electrical responsibilities that span common areas, individual lots, ageing infrastructure and the expectations of owners, residents and strata committees. Aura Illumination is the electrical partner that brings calm, systematic care to every layer of your building.

Managing the electrical infrastructure of a strata scheme or multi-tenancy property is genuinely complex. Common area lighting, carpark lighting and ventilation, lifts, pump systems, fire indicator panels, security systems, EV charging infrastructure and individual lot supply connections all sit within the electrical scope, often across systems of varying age and documentation quality. Strata committees and property managers need an electrical contractor who understands this complexity, communicates clearly, and keeps detailed records that make the next repair or upgrade straightforward.

Common area and carpark electrical maintenance

Common areas are the first thing residents and visitors see, and well-maintained lighting signals a well-managed building. We carry out scheduled inspections and maintenance of all common area lighting including lobby, corridor, carpark, external facade and landscape circuits. LED upgrades to common area lighting are one of the most consistent sources of ongoing saving for owners corporations, reducing both energy consumption and lamp replacement costs significantly.

Carpark ventilation systems are a critical life safety element that often receive insufficient electrical attention. We inspect and test ventilation plant electrical connections, contactor condition, thermal overloads and control interfaces on a scheduled basis, and carry out carbon monoxide detector interface testing as required by relevant building standards.

Switchboard maintenance and compliance

Older strata buildings frequently carry switchboards that have not been formally inspected or upgraded since original construction. Overcrowded distribution boards, original circuit breakers from the 1980s and 1990s, inadequate labelling and missing or damaged neutral links are all common findings. We carry out detailed switchboard inspections, provide condition reports in plain language suitable for committee meetings, and stage upgrade works to manage cost without disrupting residents.

Strata electrical services at a glance

  • Scheduled common area lighting and carpark electrical maintenance
  • Switchboard condition audits and staged upgrade programmes
  • Emergency and exit lighting annual compliance testing and certification
  • EV charging infrastructure planning and installation for common areas
  • Thermal imaging of main switchboards and distribution boards

Emergency and exit lighting compliance testing is a legal requirement under the Building Code of Australia and relevant state legislation. Many strata properties carry this obligation without a reliable contractor to fulfil it consistently. We provide scheduled annual testing with documented test records and issue the compliance certificates that building owners and managers require for insurance and regulatory purposes.

EV charging for strata properties

Electric vehicle charging in strata buildings is one of the most rapidly growing electrical challenges facing owners corporations. Individual lot owners want charging access, but common area supply capacity, metering, cost recovery and physical installation in carparks all require careful planning. We advise strata committees on practical, scalable approaches to EV charging infrastructure — from simple individual sub-metered charger connections to managed smart charging systems that distribute available supply capacity equitably.

A contractor strata managers can rely on

We understand that strata managers coordinate multiple trades, field calls from concerned residents and present recommendations to committees with limited technical background. We write our condition reports and quotes in clear, non-technical language. We attend committee meetings when invited. We are transparent about what is urgent, what can wait and what the cost implications of each path are. Our job is to give your committee the information they need to make confident decisions — then execute those decisions quietly and professionally.

Good to know

Can you take over the electrical maintenance for our building from another contractor? +

Yes. We regularly take on ongoing maintenance responsibility for strata and managed properties. We begin with a building audit to document existing infrastructure condition, then establish a maintenance schedule suited to your building's age, complexity and budget. All findings are shared with the strata manager and committee in a clear written report.

Who is responsible for electrical faults inside individual lots versus common areas? +

Generally, the owners corporation is responsible for common property electrical infrastructure and lot owners are responsible for electrical within their own lot boundary. The exact boundary can vary depending on the strata plan and relevant state legislation. We can assist strata managers in clarifying responsibility for specific faults and coordinate with lot owners where the fault spans both areas.

How do we handle EV charging requests from individual lot owners? +

This is a common question for newer strata committees. We recommend a building-wide approach rather than approving ad hoc individual installations, as uncoordinated charger connections can create significant supply capacity and cost recovery problems. We can prepare a report for your committee outlining practical infrastructure options, supply capacity constraints and recommended policy for lot owner applications.
