Lumen & Wire conducts structured energy audits under the methodology of AS/NZS 3598.1 for commercial buildings and AS/NZS 3598.2 for industrial facilities, providing a quantitative baseline of energy consumption by end-use, a costed upgrade register ranked by payback period, and a measurement and verification framework that enables genuine post-upgrade performance confirmation.

Our audits are led by electrical engineers with direct experience in building services, industrial process loads, and the interplay between HVAC, lighting, power factor, and supply infrastructure. We use revenue-grade sub-metering, data logging, and power quality instrumentation to capture load profiles that reflect real operating patterns rather than nameplate estimates. The result is an energy model grounded in measured data, not assumptions, and an upgrade plan that your finance team can evaluate with confidence.

Sub-Metering, Load Analysis, and Power Quality

Understanding where energy is consumed within a facility is a prerequisite for meaningful improvement. We design and install temporary or permanent sub-metering arrangements using Class 0.5 or Class 1 revenue-grade meters across HVAC plant, lighting circuits, process loads, and common area services. Where data loggers are deployed for interval metering, we analyse the resulting load profiles to identify baseload waste, peak demand drivers, poor load factor on major plant, and power quality issues including low power factor and harmonic distortion that increase apparent energy costs beyond what the kilowatt-hour meter reveals.

Ranked Upgrade Plans and Measurement and Verification

Every upgrade recommendation we produce is supported by a calculation methodology that is transparent and repeatable. We specify the assumed baseline consumption, the projected saving, the uncertainty range, and the basis for each figure. For large upgrades, we design a measurement and verification plan aligned to the IPMVP Option A, B, or C methodology so that actual savings can be confirmed against the committed figure, supporting green lease obligations, NABERS ratings, and commercial finance structures where energy performance is a condition of drawdown.

Common upgrade pathways we assess include LED luminaire retrofits with DALI dimming and occupancy control, VSD retrofits to constant-speed pump and fan motors, power-factor correction to reduce kVA demand charges, building envelope electrical loads, and replacement of aged distribution infrastructure with high-efficiency transformers and switchgear. Energy Efficiency Audits — your questions answered

AS/NZS 3598 defines a structured methodology that requires verified energy data, a systematic end-use breakdown, quantified savings opportunities with defined accuracy levels, and a documented audit report meeting prescribed content requirements. A basic assessment typically lacks this rigour and does not produce the evidence standard required for NABERS ratings, green finance, or government incentive programs.

We supply, install, and configure temporary data loggers and current transformers as part of our audit scope. Where permanent sub-metering is recommended as an upgrade in its own right, we provide a separate design and cost for that infrastructure, which can be installed immediately following the audit or integrated into a broader capital works programme.

A Level 2 AS/NZS 3598.1 audit of a mid-size commercial office or retail building typically requires two to four weeks of data logging, a site investigation day, and a further two to three weeks for analysis and report production. Larger or more complex facilities, or those requiring power quality investigation, will require a longer programme. We agree the scope and timeline with you before commencing.

Our sub-metering design and data collection methodology is compatible with NABERS Energy base building and whole-building rating requirements. Where a NABERS rating is a specific objective, we discuss the metering configuration with the NABERS assessor at the outset to ensure that the data we collect meets the boundary and exclusion requirements of the relevant tool.
