Motor Controls, Variable Speed Drives, and Drive Integration

Variable speed drives are now standard on chiller primary pumps, AHU supply and return fans, cooling tower fans, and condenser water pumps. Correct drive installation is not simply a matter of terminating cables: harmonic mitigation, motor cable length limits, output reactors, EMC screening, earth fault management, and bypass contactor arrangements all require careful coordination. Building management systems are only as reliable as their field wiring and device integration. Lumen & Wire provides trunk and field-level cabling for BACnet/IP, BACnet MS/TP, and Modbus RTU networks that connect controllers, variable air volume boxes, chiller plant controllers, FCU wiring centres, and metering gateways. We work alongside BMS programmers and mechanical controls contractors, handling the electrical scope cleanly so that commissioning is not delayed by cabling defects or incorrect termination practices.

Where existing BMS infrastructure is being extended or upgraded, we undertake network audits, segment isolation, and cable remediation before new devices are brought online. Our documentation packages include termination schedules, network segment drawings, and device address registers that support handover to building facilities teams without ambiguity.

We manage the electrical installation scope in full, including power, controls cabling, and field device wiring. BMS programming and graphics are typically a separate mechanical controls scope, but we coordinate closely with those contractors and can manage that relationship on your behalf during construction.

We design sub-metering arrangements, motor efficiency specifications, and power-factor correction to meet Section J energy-use intensity targets from the outset. We produce the supporting documentation required by the certifier and coordinate with the mechanical NCC assessor to ensure the electrical scope contributes correctly to the building's overall compliance pathway.

Yes. We offer VSD commissioning and fault-finding as a standalone service. This includes drive parameter review, output waveform measurement, harmonic assessment, and verification that earthing and screening arrangements meet both the drive manufacturer's requirements and AS/NZS 3000.

We plan all isolations, board shutdowns, and cabling runs to minimise disruption to occupied tenancies. Where extended outages are unavoidable, we coordinate with building management to schedule works outside business hours and provide temporary supply arrangements where required.
