Fitout and Base Build Works
Commercial electrical projects typically fall into two categories: base build and tenancy fitout. Base build covers the electrical infrastructure installed during construction, including main switchboards, sub-distribution boards, metering arrangements, essential services infrastructure, and the cable tray and conduit reticulation that tenants will eventually tap into. Tenancy fitout work involves the final distribution within a leased space, including lighting, power, data, HVAC connections and any specialised equipment connections. Ironclad Electrical is experienced in both streams and understands where the base build contractor obligations end and the fitout contractor obligations begin. We review electrical services drawings, coordinate RFIs with the superintendent, and ensure the scope is documented clearly before works commence.
Lighting, Power and Data Infrastructure
Modern commercial fitouts demand integrated solutions across lighting, general purpose outlets (GPOs), three-phase connections for commercial kitchen and HVAC equipment, data infrastructure, and emergency lighting systems. Ironclad Electrical designs and installs LED lighting systems with daylight sensors and DALI dimming controls where energy efficiency targets apply, installs structured cabling to AS/ACIF S008 standards where required by the client or building management, and ensures emergency lighting and exit signs comply with AS/NZS 2293.1. All residual current device (RCD) and circuit breaker protection is coordinated to ensure correct discrimination and compliance with the mandatory RCD requirements under AS/NZS 3000 clause 2.6.

Project Management and Trade Coordination
On commercial projects, the electrical contractor sets the pace for mechanical, fire and data trades because the conduit and cable tray routes must be resolved before walls are closed. Ironclad Electrical attends site meetings, participates in trade coordination sessions, and maintains current lookahead programmes so our works never hold up the critical path. We employ a dedicated project coordinator for any project above $150,000 in scope, who manages submittals, RFIs, variations and programme updates on behalf of the site team. Our site supervisors hold a current White Card, site-specific inductions and any specialised access qualifications required by the site.
Handover, Testing and Certification
Commercial electrical works require formal test and inspection records, a Certificate of Test or Compliance issued under the relevant state electrical safety act, and as-built documentation accurate enough for the building facilities manager to use for the life of the asset. Ironclad delivers a full handover pack including circuit schedules, board directories, insulation resistance test results, RCD trip-time test records and a commissioning report for any controlled lighting or metering system.
